Metal window frames in Arizona: why they fail, and how to tell what you have
Aluminum frames are strong, light and nearly maintenance-free — and they conduct heat badly enough that the federal guidance calls metal "a very poor insulating material." Both of those things are true at once, which is why this is a more interesting question than it looks.
The detail that decides how much yours matter is whether the frame has a thermal break, and you can check that yourself in about two minutes.

That last row is the one worth pausing on. Roughly a fifth of people do not know what their windows are made of, which is completely reasonable — nobody is told at closing — but it means a lot of Valley homeowners are getting quotes without knowing the single most relevant fact about what they own.
The fair case for aluminum, first
We install vinyl. So take this as a disclosure rather than modesty: aluminum is a genuinely good material for a lot of things, and the federal guidance says so in the same paragraph where it criticises it. The Department of Energy describes metal frames as "very strong, light, and almost maintenance free."
That is not nothing. It is why builders used it, it is why commercial buildings still use it, and it is why a forty-year-old aluminum frame in this valley is very often still square, still operating, and structurally fine. Aluminum does not rot, does not warp in dry heat, and does not need painting. If you have been told your aluminum frames are "shot," go and look at them, because they very often are not.
And the problem, which is one sentence long
The same page is blunt about the trade: "metal or aluminum window frames conduct heat very rapidly, which makes metal a very poor insulating material."
In a heating climate that costs you money in January. In a cooling-dominated climate like ours it works the other way around and runs for five months. The frame is a direct thermal path from a surface in full sun to the inside of your house, and it runs around the entire perimeter of every opening.
The thermal break is the whole question
The fix has existed for decades, and the DOE names it: metal frames "should have a thermal break — an insulating plastic strip placed between the inside and outside of the frame and sash."
A thermally broken aluminum frame is a reasonable window. A bare one is a heat bridge. They look nearly identical from across a room, and a great many Valley windows do not have one.

How to check yours, in about two minutes
You do not need anyone's help for this, and you should do it before you take a single appointment.
- Open the window and look at the edge of the sash — the face that meets the frame when it is shut. On a thermally broken frame you will usually see a continuous strip of a different material, often black or grey plastic, running the length of the metal. It is not a gasket and it is not paint; it is structural, and it separates the outside metal from the inside metal.
- Touch the inside face of the frame on a hot afternoon, on a west-facing window, then touch the glass. If the metal is markedly hotter than the glass, you are feeling a bridge with nothing interrupting it.
- Look for a manufacturer label on the sash edge or the jamb. That gives you the line, which is what tells you whether a glass-only replacement is even available.
- Look at the glass edge in the bottom corner for an etched date on the spacer. On most units it is within a year or two of the build date.
If you find a thermal break and the frames are square and operating, you have more options and less urgency than you were probably told.

Surprise is the clearest case: over thirty-three thousand homes went up inside a single decade with the same builder specification in them, and they are crossing the twenty-year mark together. If your neighbour is suddenly dealing with a fogged window, that is not a coincidence and it is not a reason to panic. It is a cohort.
Phoenix proper is the opposite — no cohort above 18.6% — so "Phoenix homes were built in…" is a sentence that is wrong for most of Phoenix. Be suspicious of anyone who says it to you.
The part that is actually about the glass, not the frame
Here is the thing most people get backwards. On an old metal-framed window, the frame is usually not what fails first. The seal is.
Peer-reviewed testing on insulating glass units found that edge sealants show six to eight times more permeability at 60 °C than at 20 °C, that "sunlight is regarded as the most important aging factor on IGUs," and — the part that matters here — that over seventy weeks of testing, aluminum spacers leaked more gas than non-metallic warm-edge spacers did. When the fill gas goes, the measured penalty is a U-factor increase of up to 32%.
So an old aluminum window in this valley usually has two separate problems: a conductive frame, and a sealed unit built with a metal spacer that is on a faster clock than a modern one. That is why 83 of the homeowners in our data reported fogging — and why we cover that failure specifically on why windows fog between the panes.
What "metal in the window" means on a new quote
One more thing worth knowing before you shop, because it catches people who think they have left this problem behind.
Most vinyl replacement windows still have metal inside them. Vinyl frames need stiffening, and the standard way to do it is an aluminum reinforcement inside the frame chambers. The metal is no longer visible, but thermally it has not gone anywhere.
Some manufacturers replace it. The line we install uses pultruded fiberglass in place of aluminum reinforcement, and publishes its own claim for it — "700x better thermal performance" than the aluminum it replaces. That is the manufacturer's figure, not a measurement of ours, and we quote it as their wording rather than paraphrasing it upward.
The point is not that one brand solved it. The point is that "vinyl" is not an answer to "what is the frame reinforced with," and it is a fair question to put to every bidder — us, Pella, Marvin, Milgard, Renewal by Andersen, all of them. A bidder who has not looked it up has not read the spec of the window he is selling you.
Your three real options
1. Leave them. If the frames are thermally broken, square and operating, and the glass is clear, there is no emergency. We would rather tell you that than sell you something.
2. Glass only. A sound frame with a failed sealed unit is a genuine candidate for a glass replacement. It is cheaper and it is quicker. It does not fix a bare metal frame — you would be putting good glass into the actual problem. 3. Full replacement. Right when the frames are bare metal, when several on one elevation have gone, or when you were going to do it inside a couple of years anyway. Retrofit inserts sit inside the existing frame; full-frame takes it out to the rough opening, which on a stucco house means exterior patching and matching. Almost no cost page distinguishes those two, and in Phoenix it is one of the larger swings on your quote. Any quote you get should say which one it is, in writing.

- Are aluminum windows bad?
- No — they are strong, light and almost maintenance free, in the DOE's own words. They are a poor insulator, which is a different criticism, and it matters much more in a cooling-dominated climate than the material's reputation suggests.
- How do I know if mine has a thermal break?
- Open the sash and look at the edge where it meets the frame. A continuous strip of plastic separating the outside metal from the inside metal is the thermal break. No strip, no break.
- Can a thermal break be added to an existing frame?
- No. It is part of how the frame is extruded and assembled. If it is not there, the fix is a new window.
- Will replacing them lower my power bill?
- They reduce heat gain, and in a house with old bare metal frames the difference is noticeable. We are not going to quote you a percentage. The DOE says low-e coatings "reduce energy loss by as much as 30% to 50%" — that is DOE's figure about low-e glazing in general, not a promise about your house. Anyone attaching a savings number to your address without seeing your insulation, orientation and habits is guessing.
- Is vinyl automatically better?
- Not automatically. Most vinyl windows contain aluminum reinforcement, which quietly puts metal back in the frame. Ask every bidder what theirs is reinforced with and compare the answers, not the brochures.
- What is the minimum job?
- Three windows. For doors it is one.
