That 41.9% figure is the second most concentrated single decade of any Valley city we have measured, behind only Surprise at 53.4%. Avondale built four out of every ten of its homes in ten years.
Why it matters practically: the components that fail on roughly a twenty-year schedule in this climate — insulated glass seals, roofing underlayment, sliding door rollers, weatherstripping — were installed across this city within a few years of each other. If a neighbour is suddenly dealing with a fogged window or a ceiling stain, that is not a coincidence and it is not a reason to panic. It is a cohort, and yours is in it.
What 2000s construction means for your windows
Builder-grade glazing from the 2000s is typically a double-pane unit with a metal spacer — a real improvement on what went into the 1970s Valley, and still on a clock in this climate.
The research is specific about the mechanism. Edge sealants show six to eight times more permeability at 60 °C than at 20 °C; "sunlight is regarded as the most important aging factor on IGUs"; and in seventy weeks of testing, aluminum spacers leaked more gas than non-metallic warm-edge spacers. When the fill gas goes, the measured penalty is a U-factor increase of up to 32% — a window that looks perfect and performs like a cheaper one.
For an Avondale home the symptom order is usually:
- Nothing visible for fifteen years.
- Haze or a watermark shape between the panes, on the west and south elevations first.
- Rooms on those elevations getting noticeably harder to cool before anything is visible on the other side of the house.
- Sliding door panels dragging. The industry's durability specification for sliding door rollers, AAMA 906-21, tests to 10,000 cycles under load — a patio door opened eight times a day reaches that in about three and a half years, so on a twenty-year-old door the rollers are long past the test bar.

The roof: the part of the cohort nobody is watching
A 2002 roof is not old. The underlayment under it may still be fine. But it is the component most likely to fail quietly on a house this age, and it is impossible to inspect from the ground once the tile is on.
Here is what the industry actually publishes, which is less than you would hope. No manufacturer we checked states a service life for roofing underlayment — not Polyglass, not GAF, not Owens Corning, not Tarco. They publish warranties and maximum exposure windows instead: Polyglass's tile-specific Polystick TU PLUS carries a two-year warranty and a 180-day maximum UV exposure limit, and GAF's Tiger Paw "resists UV degradation for up to 180 days." Those are installation windows, not lifespans.
So nobody can tell you an Avondale underlayment is due at year twenty. How to date your own windows and roof
Windows. Check the bottom corner of the glass for an etched date on the spacer — 2000s units usually have one, often within a year or two of the build date. A manufacturer label on the sash edge or jamb gives you the product line, which decides whether a glass-only replacement is even available.
Roof. From the ground, look along the eaves and rake edges for exposed felt that is curling, brittle or torn. Check the fascia for dark streaks. Inside, a stain that only shows after a long rain and dries invisible is the classic underlayment signature. And check your closing documents — on a 2000s home the original build paperwork often names the roofing system outright.
What to ask anyone bidding the work
- Which elevations are you finding failures on, and did you actually walk them?
- Glass-only or full window? On a twenty-year-old unit with sound frames this is a real question, and a bidder who never raises it is not thinking.
- U-factor and SHGC in writing. ENERGY STAR Version 7.0 sets the hotter-zone bar at U ≤ 0.32 / SHGC ≤ 0.23, and federal guidance says low SHGC is the priority in warm climates.
- Spacer type — non-metallic warm edge, or metal?
- Retrofit or full-frame, stated explicitly. On a stucco house this is one of the larger swings on your quote.
- On the roof: lift-and-relay or tear-off, and the assumed tile breakage rate.
- The underlayment product by name, with its published warranty term.
- Whether a permit applies, and who pulls it.
- License number, checked — glazing is R-65, roofing is R-42. What that number protects and what it does not. Ours is ROC 364596.

- For windows, sometimes — seal failure is a chemistry-and-heat problem, not a wear problem, and it does not wait for a round number. For roofs, often not. The point of this page is to tell you which is which, not to tell you everything is due.
- Why do so many Avondale homes seem to need work at the same time?
