Nine in ten Buckeye homes were built this century. The median one is fifteen years old. In a market where the failure we deal with most is a thirty-to-fifty-year-old aluminum window, that is not our customer, and pretending otherwise is how a contractor gets a reputation in a city this size.

So here is the honest version: if your Buckeye windows are not fogged, not leaking, not sticking and not visibly damaged, there is very likely nothing to buy. Keep the money. Come back in ten years, or sooner if one of the things below shows up.

The three things that actually do go early in Buckeye

1. A subset of insulated glass units, on the hot elevations. Seal failure is chemical, not mechanical, so it does not wait for an anniversary. The peer-reviewed finding is that edge sealants show six to eight times more permeability at 60 °C than at 20 °C, that "sunlight is regarded as the most important aging factor on IGUs," and that aluminum spacers leak more fill gas than non-metallic warm-edge spacers. When gas is lost, a unit's U-factor can rise by up to 32% — a window that looks perfect and performs worse than the label. On a 2011 home this affects some units, usually west and south facing, not the house.

2. Sliding door rollers. This is the most likely thing in a young Buckeye home to genuinely need work. The industry durability specification AAMA 906-21 tests roller assemblies through 10,000 cycles under load, measuring clearance and operating force before and after. 3. Weatherstripping. The cheapest component in the assembly and the first to give up under UV. It is also the one most likely to be sold to you as "your windows have failed."

Everything else in a 2011 window — the frame, the glass, the hardware, the coating — is usually doing fine. The roof: almost certainly not due, and here is the proof we do not have

We are not going to tell you a 2011 roof is due, and we want to be precise about why, because the reason is more useful than a number.

No manufacturer publishes a service life for roofing underlayment. We checked Polyglass, GAF, Owens Corning and Tarco. Polyglass's tile-specific Polystick TU PLUS publishes a two-year warranty and a 180-day maximum UV exposure window. GAF's synthetic "resists UV degradation for up to 180 days." Tarco warrants its felt only as "free from manufacturer's defects", and adds that its statements are made "without guaranty, warranty or responsibility of any kind." Owens Corning's DeckDefense page states no warranty term at all — it links a separate warranty document rather than publishing a duration. The only longevity principle in circulation is the NRCA's — that underlayment should match the covering's anticipated service life — from an article written in 2005 and twenty-one years old.

There is no published Arizona-specific underlayment service life. None. Anyone quoting you one made it up. That cuts both ways: it means we cannot promise you a 2011 Buckeye roof has twenty good years left, and it means nobody can tell you it has run out. What you replace a roof on is evidence, and there are only a few kinds: exposed or disintegrating felt at the eaves, slipped or cracked tile in runs, staining, or water inside.

When the time genuinely comes and the home has tile, the job is a lift-and-relay — tile off, new underlayment, sound tile back — priced differently from a tear-off, and most cost pages do not distinguish them. Permits: a gap we are naming rather than filling. We verified reroofing rules from adopted code for Phoenix, Maricopa County, Mesa, Gilbert, Chandler, Surprise and Scottsdale. Buckeye was not among them. Ask the City of Buckeye and get the answer in writing before you accept a permit line on any quote.

The fifteen-minute inventory, which is the actual job today

Windows. At the bottom corner of each pane, look for an etched month and year on the spacer. Check the sash edge or jamb for the manufacturer and product line. Write both down and keep them with your closing documents. When one unit eventually fogs, that note is the difference between ordering a matching glass unit and being sold a house of windows.

Roof. Walk the perimeter once a year and look up at the eaves and rake edges for exposed felt. Note any tile that has slipped out of line. After the first long rain of the season, check ceilings on the north and east sides where stains dry slowest.

Paperwork. Find your original window, door and roofing warranties. Check the term, check whether they transfer, and check whether a transfer window has already closed. On a 2011 house some of those are still live, and a live warranty is worth more than any quote on this page.

What to ask anyone who does knock on your door

  1. What specific failure did you observe, and where? Not what year the house was built.
  2. Which elevations did you actually look at?
  3. Is a matching glass-only replacement available for my frames? On a house this age it usually is.
  4. Are you proposing replacement or repair, and why not repair?
  5. U-factor and SHGC in writing if replacement is genuinely warranted — ENERGY STAR Version 7.0's hotter-zone bar is U ≤ 0.32 / SHGC ≤ 0.23, and federal guidance says low SHGC is what matters in warm climates.
  6. On the roof: inspection or replacement? Those are not the same product.
  7. Permit: required or not, and on what authority — we could not verify Buckeye's rule.
  8. License number. Ours is ROC 364596, and every bidder's is public.

Do I need new windows on a 2011 Buckeye house?
Almost certainly not as a whole-house project. Individual units can fail early, particularly on west and south elevations, and those are worth replacing on their own.
