When should you replace your windows in Phoenix?

When the system is aging, not when one thing breaks.

The signal that it is time is age plus evidence that the sealed glass units are failing across the house — fog between the panes is the clearest one — and a single cracked pane is a glass repair, not a replacement project.

The largest group by a wide margin is not dealing with a problem at all. They are finding out what this costs before anything fails.

That is worth saying plainly, because the entire home-improvement industry is built on the opposite behavior. The best time to price a window job is before you need one. You get real quotes instead of emergency ones. You can take three bids and actually compare them instead of signing whatever is available this week. You can schedule the work for a month that suits you rather than the month your house chose. And you are immune to the discount-that-expires-tonight routine, because you are not under any pressure to decide.

If you are in that group of 330, you are not behind. You are ahead.

The failure sequence, and why it ends in something you cannot repair

Windows in Phoenix do not usually fail dramatically. They fail on a schedule, and the sequence is the same in almost every house.

1. Daily thermal cycling works the frame against the glazing seal. Phoenix normal maximum temperatures run 103.9°F in June, 106.6°F in July and 104.5°F in August, and sunshine averages 86 percent of possible, peaking at 94 percent in June. (Period of record 1971–2000 — a climate normal, not a current reading.) Every day the assembly expands and contracts, and every night it does the reverse.

2. The edge seal degrades. Peer-reviewed work on insulating glass units is direct about the driver: sunlight is "the most important aging factor on IGUs" because of its thermal and photochemical effect on the edge seal. The same study found sealants exhibit "six to eight times more permeability at 60 °C than 20 °C", and that aluminum spacers showed more gas leakage than warm-edge spacers over 70 weeks of testing.

3. The insulating gas escapes. Argon or krypton between the panes leaks out and is replaced by air. Nothing visible happens at this stage. But the window is quietly no longer the window you bought: gas loss alone can raise a unit's U-factor by up to 32%.

4. Moisture gets in and the unit fogs. Once the seal is compromised, humid air enters and condenses between the panes. This is the visible symptom — and it is permanent.

5. It cannot be repaired. The sealed unit is a manufactured assembly. Some companies offer "defogging," which drills the unit and vents it. It clears the appearance and does nothing about the lost insulating value, because the gas is already gone and the seal is still broken.

One honest caveat we are not going to paper over. The permeability figure above is a laboratory finding at a stated temperature. We have no field measurement showing that a Phoenix window edge seal reaches 60 °C. The climate normals are outdoor air temperatures. Those are two separate facts and we are leaving them as two, rather than multiplying them into a claim nobody has tested.

A young window that fogs is usually a manufacturing story

If a window less than ten years old is fogging, age is probably not the cause. Trade reporting on insulating glass failure lists the recurring fabrication defects that seed early failure: "cracked glass due to excessive edge pressure or poor edge quality from cutting," "air pockets in the sealant bead," "poor corner fill," "poor spacer/glass alignment," "desiccant that has been left exposed too long before sealing," "poor mix of sealant" and a damaged Low-E coating.

That is a warranty claim, not a replacement project. Find the manufacturer's mark in the frame channel, find your paperwork, and make the claim before you price anything — and read our note on what a manufacturer's warranty actually covers first, because labor is generally not in it.

Date your own windows

If your windows are original to the house, their age is your house's age. Valley build eras are unusually concentrated by city, so for most homes this is a two-second calculation.

Two cities are worth calling out.

Surprise is the sharpest case in the Valley. Over thirty-three thousand homes went up inside a single decade, which means an enormous number of houses are crossing the twenty-year mark at the same time, with the same builder specification and the same original glazing in them.

Phoenix proper is the opposite. No decade accounts for more than 18.6% of its housing, so any sentence beginning "Phoenix homes were built in…" is wrong for most of Phoenix. Look up your own build year instead.

And what is probably in the opening

Across 472 Phoenix-area homeowners who told us what their window frames are made of, about 60% — 281 of them — have metal. Of those, 161 are twenty-plus years old and 75 are original to the house. About 19% were not sure, which is a reasonable answer about a component nobody looks at until it fails.

Metal was the default builder glazing through the Valley's big tract-building decades, and the federal guidance on it is blunt: "metal or aluminum window frames conduct heat very rapidly, which makes metal a very poor insulating material". If your house is from those decades and the windows are original, you already know most of what you need to know.

Two of those deserve more than a row.

"They look old" was reported by 147 homeowners and it is a perfectly respectable reason to replace windows. Nobody needs a thermal justification to stop looking at 1988 aluminum sliders. We would rather you said that out loud and got the glass package right anyway than pretended it was about energy.

"High power bills" was reported by 145 — and this is the one where we will tell you to check something else first. In a Valley house, attic insulation, duct leakage and the age of the air conditioner are all capable of producing a summer bill that looks like a window problem. New windows reduce heat gain, genuinely. They are also the most visible thing in the house and therefore the first thing blamed. Rule out the cheap causes before you spend on the expensive one.

What does not mean replacement

Be suspicious of anyone who turns any of these into a whole-house project.

One cracked or broken pane. That is a glass repair. Even on a double-pane window, the insulated unit alone can often be replaced in the existing sash.

One fogged unit in an otherwise young window. See above — likely a warranty claim, and worth an insulated-unit replacement rather than a new window.

One slider that sticks. That is hardware. Rollers and tracks are wear items with a normal service life; on sliding doors the industry's own durability specification tests roller assemblies through 10,000 cycles under load — which a door opened eight times a day reaches in about three and a half years.

Storm damage to one window. Monsoon season brings wind-driven dust and debris and it does break glass. But Phoenix is not a hail market, and anyone telling you Valley storms routinely destroy whole window sets is selling urgency this climate does not supply. The dominant failure mode here is heat and UV over time — slow and predictable.

When you should wait

We would rather say this here than at your kitchen table.

If your windows are under about ten years old and the seals are intact. Sealed units have decades in them when they are made well. Replacing a sound ten-year-old set is a cosmetic decision, and it is fine if that is what you want — just price it as one.

If you are selling within a year. The math on recovering a window project in a sale price is not the same as the math on living behind them for fifteen years. Get a quote for disclosure purposes by all means, but be clear which decision you are making.

If the roof or the air conditioner is closer to failing. Order of operations matters. A failing roof will damage things windows will not, and a dying compressor will cost you more in July than a draft will.

If a partial job is only being forced by timing. Mobilization, permits, disposal and crew time are largely fixed costs spread across however many openings you do. Partial jobs cost more per window — every time. If the whole house is two years away and nothing is actively failing, waiting and doing it once is usually the cheaper path. That said, if two west-facing openings are doing all the damage and the rest are genuinely sound, starting there is a legitimate plan. Just expect a higher per-window cost and know why.

What to do before you call anyone

  1. Find your build year. County assessor records have it, free.
  2. Walk the house at 4pm in summer and touch every frame. Note which ones are hot.
  3. Look at the bottom edge of every sealed unit in raking light for haze, staining or a visible line.
  4. Count the openings, and note which are sliders, which are casements, and which face west.
  5. Look for a manufacturer's mark in the frame channel or an NFRC label still attached.
  6. Check whether anything is still under warranty before you price a replacement.

That list takes twenty minutes and it turns a vague quote into a specific one. It also makes it much harder for anyone to sell you a project you do not need.

Can a fogged window be repaired?
No. Once the seal between the panes has failed, the insulated unit has to be replaced — the gas is gone and the seal is broken. "Defogging" drills and vents the unit; it clears the appearance and restores none of the insulating value. On a young window in a sound frame, replacing just the sealed unit is often the right call rather than replacing the whole window.
How long should windows last in Phoenix?
Longer than the internet's tidy number implies, and it depends almost entirely on the sealed unit and the spacer rather than the frame. What is documented is the mechanism, not a service life: sunlight is the dominant aging factor on insulated glass, and metal spacers leak more than warm-edge ones. We are not going to invent a year count that nobody has published.
Do I have to do the whole house at once?
No. Our minimum is three windows. But the fixed costs of a job are spread across however many openings you do, so a partial job carries a higher per-window cost — that is arithmetic, not a penalty.
Is winter or summer better for the work?
Both are normal. Spring and fall are easiest on crews and scheduling; summer work happens constantly and simply gets scheduled around afternoon heat. If you are choosing, choose the season where you are not in a hurry.
My windows are only fifteen years old. Is that too soon?
Not necessarily, and it depends on what is in them rather than the number. A fifteen-year-old window with a metal spacer on a west elevation in this climate can be further along than a twenty-five-year-old one on a shaded north wall. Check the glass edges, not the calendar.
What is the minimum job?
Three windows. For doors it is one.
